    Getting the Highest Price for Your Home

    Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home.

    Staging your home is important. Many buyers will stay in your home longer, if it’s staged appropriately. I have compiled some ideas to present your home in the most effective manner. Sellers need to prepare the house for the market…..decluttering. Consignment of extra furniture and accessories , that will not make the move to your new home, puts extra $$ in your pocket and assists with the proper presentation of the home to the prospective buyers.

    Closing Costs to Expect

  • Title insurance fees depend on the sales price of the home.
  • Broker’s commission is a full-service fee and will cost anywhere between 6% to 7%+.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you’ll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are paid for by the buyer and may include roof, termite, mold, a general contractor’s review, seawall (if its a waterfront property), pool, and other inspections. After inspections and depending on the specific clauses in your contract (As-Is versus Repair Limits), the buyer may ask for a credit based on the inspection results.
  • Miscellaneous fees- the Seller may wish to provide the buyer with a Home Warranty plan, which would also show on the closing (HUD) statement. Many real estate brokerages charge a Transaction fee and / or a Processing fee to either the buyer or seller.

Buyers have 3 main questions of concerns, when shopping for their next home. They say:

      Tell me about your ROOF
      Tell me about your HURRICANE PROTECTION, and then
      Tell me how much you pay for INSURANCE

The Buyers’ banks are concerned more and more about the age of your ROOF. Here in South Florida, most of the homes were built in the late 1950′s – 1960s, which puts the age of the roof over 50 years old. The banks and insurance companies are requiring at least 3 – 5 years of “useful life” on a roof, before they will lend a mortgage on the house.

During the Buyer’s property inspection, the licensed roofer will complete a report documenting the condition and age of the roof. Many times banks and insurance companies are now requiring a copy of that report.

A tip for our Florida Sellers – talk with a licensed roofer and have an inspection of your roof PRIOR to listing your house for sale. If possible, ask the roofer for a “clear roof report” estimating the number of useful years remaining on your roof system. This will help the Buyer who next falls in love with your house to move forward and purchase without delay.

Hurricane Protection

HURRICANE PROTECTION is another major concern for buyers in our area. They want the highest level of protection (impact glass) to qualify for the biggest discounts on their insurance quotes. “Protection” has many variations…. the old “clamshell” shutters from pre-Hurricane Andrew are now just considered shade shutters. Accordion shutters are easy to close up before the approaching storm and insurance companies do give a discount for a fully protected house with this type of shuttering system.

All of us who live in here Wilton Manors (and all over South Florida) know that Citizens and the remaining few insurance companies are raising rates to mitigate future risk for storm damage claims. As insurance premiums rise, this affects the Buyer’s ability to buy a house within their approved credit (debt ratios) limits. I have a process to work with my Sellers and the Buyers to move through these challenging insurance steps.

One thing you can do right now, is go to your electrical panel – open it up and check the manufacturer. If it says “Federal Pacific Electric Company” like in this photo, then you may want to call an electrician for a review. If you google these electrical panels, you will find out about recently discovered problems. Now the insurance companies in FL will not write a policy for coverage until these panels are changed.
